Commercial Build-Outs & Tenant Improvements

Interior build-outs for retail, office, restaurant and medical tenants — demolition of the old space, new construction to your plans, inspections and certificate of completion.

Every week a space sits unfinished is a week of rent without revenue. We take a tenant improvement from the landlord's turnover condition through demolition, framing, MEP, finishes and the inspections needed to open. Our in-house demolition crew means the strip-out starts the day you get the keys, not when a separate sub has an opening.

What's included

  • Strip-out

Selective demolition of the previous tenant's finishes, partitions and systems.

  • Framing & drywall

Metal-stud partitions, ceilings, fire-rated assemblies and door frames.

  • MEP coordination

Electrical, plumbing, HVAC and fire-protection work by licensed subs, coordinated with the landlord.

  • Retail & restaurant

Storefronts, sales floors, back-of-house and kitchen rough-ins to health-department requirements.

  • Office & medical

Private offices, conference rooms, exam rooms and accessible restrooms.

  • Inspections & closeout

Building and fire inspections, punch list and the paperwork needed for occupancy.

Keeping a build-out on schedule

Landlord requirements
Building rules, approved subcontractor lists and insurance requirements need to be met before work starts.
Change of use
Turning retail into a restaurant or office into medical can change code requirements significantly.
Accessibility
Alterations often trigger accessibility upgrades to restrooms, entrances and routes.

FAQ

Commercial Build-Outs & Tenant Improvements: common questions

Do you work for tenants or landlords?

Both. We build tenant improvements for business owners and prepare spaces for landlords, including vanilla-box and white-box turnovers.

Can you work after hours in an occupied building?

Yes. Noisy work, deliveries and utility shutdowns can be scheduled for nights or weekends when the building requires it.

Do you need drawings to give a price?

For a firm price, yes — commercial permits require drawings. For budgeting, we can give a range from a walkthrough and a description of your needs.
