Concrete Restoration & Structural Repair

Repair of spalling concrete, balconies, columns, beams and slabs — including the repairs identified in condominium milestone and recertification inspections — to the engineer of record's design.

Salt air and humidity corrode the steel inside concrete; the rust expands and the concrete cracks and falls away. Left alone, it gets worse. We carry out the repairs your structural engineer specifies — removing damaged concrete, treating or replacing reinforcing steel and restoring the section — with the shoring, safety and documentation that occupied buildings require.

Milestone inspections
Florida requires milestone inspections for condo and co-op buildings three stories or taller; findings in the second phase usually lead to repairs.
Quantities change
The full extent of damage is often only known once concrete is opened. Unit pricing keeps that fair and transparent.
Occupied buildings
Resident notices, protected walkways and balcony access are planned before work begins.

Do you need an engineer before starting repairs?

For structural repairs, yes. Repairs follow the engineer of record's design, and the engineer typically observes the work. If you don't have one, we can introduce you to engineers we work with.

How is concrete repair priced?

Usually by unit — per square foot or cubic foot of repair — because the true quantity isn't known until damaged concrete is removed. You see the measured quantities as work proceeds.

Do you do repairs on single-family homes?

Yes — cracked tie beams, damaged lintels over windows, column repairs and slab problems around houses and pools.
